The Winchester Park Estate lies on the southern borders of the Mlochowski forest, which stretches between Nadarzyn and Podkowa Lesna in the Mazowieckie voivodeship.
This location, bordering a forest with hardly any immediate neighbors creates a unique environment, offering direct contact with pristine nature.
Winchester Park is located only 26 kilometers from Warsaw’s city center and enjoys very good air quality and beautiful scenery.

The project’s architects took advantage of the location to create a unique system of house distributionby grouping houses into clusters. Each clusterconsists of 4 to 6 building plots surrounding a spacious internal courtyard.
This configuration makes the houses almost invisible from the access streets of the estate. The frontsof residences face the inner courtyard, making only the back gardens visible to passersby. An abundance of vegetation and wide access streets add to theparticularity of the ‘Garden Estate’ environment.

Infrastructure:

  • Electricity – there is a transformer station on site which can distribute electricity to each building plot.
  • Water – the estate is supplied with water from a municipal water supply
  • Sewage system – at the end of 2020, the entire Winchester Park complex will be connected to the municipal sewage system. This public investment is already being implemented. In the meantime, houses will have their own septic tanks.
